There are many ways to pay your association dues. In addition to paying by mail, below are details regarding four electronic ways to pay, which include recurring payment, electronic checks, debit, and credit card options. NO CASH ACCEPTED.
Whichever method you choose, please include your account number to ensure prompt and proper application of your payment. The Annual Assessment is billed quarterly, on the 1st of January, April, July & October.

Failure to pay assessments can result in loss of amenity privileges until your account it brought back to a current status.
Payments are considered late after the 30th.
*Note: when you close on your home, the pro-rated current quarter amount and a full additional quarter are taken out, so you may not have assessments due for a few months from closing.

If you establish recurring payments with Alliance Association Bank and your assessment changes, it will be necessary to update your payment with any noted changes to your assessment value. CCMC and Alliance Association Bank are not related companies. To comply with privacy laws, we do not share personal information.
Pay via Resident Portal
The Resident Portal offers a user-friendly homeowner portal that will allow you to access your account balances and transaction history, process payments without fees and directly update your contact information. VMS also provides enhanced reporting and integration capabilities.
This account can be created with the User ID and temporary password included on the first mailed assessment statement.
Your User ID is your 6-digit account number found on the top of your account statement.

Pay with Alliance Association Bank
When logging into the Alliance Association Bank (AAB) website, you will be prompted to "add a property" after creating your user account.
You will need the following information to complete this step for the first time:
Management Company ID (6675)
Association ID (6XD)

Recurring/Debit/Credit Options
With Alliance Association Bank you have the option to pay your assessments online via AAB with a debit/credit
card or e-check or set up a recurring payment with an e-check.

Pay by Mail & Multiple Accounts
When paying by mail or through your online bill payment service, it is imperative that separate checks and
envelopes be used for each account. Each check should also list the account number to ensure accurate application of
funds.

Please make sure you mail your coupon/statement stub with your payment. Any payments that cannot be processed
automatically by the payment processing service center will be processed by converting your paper check into an
electronic check transaction.

Pay In Person
You can pay assessments by Check or Money Order; NO CASH ACCEPTED.
Include your payment coupon with your check in the provided windowed envelope to ensure your payment is accurately processed to your account. If you are paying for multiple properties, please send a separate coupon and check for each property to ensure timely and accurate posting to the accounts.

For your convenience, we have a drop box that is located at the entrance to the office. Please make your check payable to Valley Ranch, include your home address and account number, and sign and date the check.

In order to establish eligibility of recurring payment processing through Alliance Association Bank, please visit

- Under New Users, select to Setup Account and follow the prompts as directed.
Please note, there is no charge for the election of recurring eCheck payments.

Pay with One-Time Electronic Checks

- Under One Time Payment, select the eCheck or Debit/Credit Card icon and follow the prompts as directed.
There is a $2.95 fee per transaction for use of one-time eCheck payment.
Phone payments are not available.

- Under One Time Payment, select the Debit/Credit Card icon and follow the prompts as directed.
There is a $5.00 flat processing fee per debit card transaction and a 3.5% per credit card transaction. American Express, Discover, Master Card and Visa are accepted.
Phone payments are not available.
